ACREAGE - 82.5+/- acres located south of town (Dahlonega) with
excellent location just a couple of minutes from 4 lane highway (GA
Hwy. 400). This property has frontage on a paved county road and
would be choice for personal use, investment, or future
development. Power and telephone are at the property and County
water is not far away. Terrain is varied but usable with three
distinct hilltop areas of flat terrain on the property; one small
creek flows through the property and a couple of other small branches
form on the property. The tract is all wooded and the area is
pleasant and uncluttered. The owners might consider dividing the
tract - the terrain would logically separate the tract into three
approximately equally sized parcels - and owner financing is also a
possibility. At $7,990 this is an excellent value and well worth
viewing. |

LEAST EXPENSIVE
ACREAGE TRACT IN LUMPKIN COUNTY (and a very good property too). This
36.9+/- acres has a some of everything you want of the
mountains. There's a top-notch mountain view from a flat hilltop,
a small noisy creek flowing through the property, flat land along the

You can even see evidence of the old gold mining water transfer
ditches running through the property that originated back in the
1800's. The location is very convenient to GA Hwy. 400 and south of town
(Dahlonega). The road going in to the property is windy (paved)
and the last stretch (unpaved) is primitive/unimproved but at

A WHALE OF A GOOD BUY IN
ACREAGE - *****NOW AT $6,999/ACRE, AN EXCELLENT
DEAL!! 26.3+/- acres with rolling
grasslands, scenic woodlands, and musically flowing waters.
Located conveniently to the end of Hwy. 400 south of Dahlonega,
secluded and private but you don't feel isolated, in a nice area with
no need to drive by unsightly activities to get to this tract.
The open grasslands provide an excellent hilltop building site and
there's plenty of usable terrain. This would be a great property
for outdoor activities - hiking, playing in the creek, horseback riding
or atv's; and there's lots of space for a home(s) and shop
buildings. It has good access and underground power and
telephone are nearby. This is the least expensive, decent and appealing
acreage tract in Lumpkin County. |

PLAY
ALONG THE CHESTATEE. This 17+/- acre tract has frontage in two areas
on the Chestatee River with waters both wide and tumbling. The
property is nicely wooded, with a bit of gentle terrain at the river
and a nice small hilltop up above. A bit of cleanup work is in
order to remove some debris and there's an easement through the
property but the price at $8,500 per acre is very reasonable. For a weekend hangout it would be
excellent (campers are ok and
there are no covenants), and there's an old rough small cabin on the
property at the river which you might be able to salvage/reconstruct
as a primitive weekend getaway. Or there are also a couple of
good hilltop building sites for a new home or cabin.

GEORGIA HI-MOUNTAIN
VIEWS from this 13 acre tract above Dahlonega GA. Distant from
town but with good access, you'll pass by some rusty vehicles and an
old chicken house (not functional) on the way in but boy is this
property nice! Scenic timber covers the tract and there's a
gurgling small branch that tumbles over the rocks. Close at hand
is the main line of the Blue Ridge Mountains lifting up to over 4000'
in elevation and there's a flat ridgeline on which to perch your cabin
or home to see them all. Some tree cutting would open up a view
that'll make you say "Wow"!! And for a weekend or
recreational property in the North Georgia Mountains this tract would
be ideal. $11,900 per acre. |

It is an uncommon occurrence in the North Georgia mountains
*****REDUCED - NOW $139,900***** that one tract of land combines a view of rarity with
gentle terrain - this 10.74 acres has both features. The land is perfectly flat
along the top of the ridgeline where the building site and view are and predominately
gently sloping on the south side of the property. Roadways friendly to the typical family vehicle
lead up to the top of the ridgeline; the area itself in eastern
Gilmer County (Ellijay) is far from noise and neighbors. The building
site offers ideal circumstances for a one or more level home with or without a daylight basement
and all levels of the home would be afforded a spectacular view. As a weekend get-a-way there
is a cleared usable area along the top of the ridgeline ideal for camping, picnicking, or just
drinking in the view; the open hardwood forest allows unimpeded hiking beneath the canopy.
The mountains viewed directly to the north are part of the Rich Mountain Wilderness Area and the elevations visible
in the northwest distance lifting to over 4000' above sea level are in
the Cohutta Wilderness area - the view extends all the way to the
Tennessee state line. CHECK OUT THE "PANORAMA"!! |

ACRES AND CREEK FLOWING THROUGH. And an excellent buy at $5999
per acre, that price makes it the cheapest creek property in Lumpkin
County. Nicely wooded with usable terrain and secluded in rural
area convenient to Hwy. 400. Access is via a narrow paved road
then onto a short unimproved roadway, kind of a "end of the
road" feeling. The creek flows through the property and is
not a boundary, gentle terrain lies along the creek and a small branch
flows in from the side.

YAHOOLA RETREAT ********UNDER
CONTRACT******** - A Beautiful property.
On the old maps it is called the Yahoola River to reflect the size of
the stream. This tract has an incredible 1800+ feet of
frontage that wraps around the property like a horseshoe on this 9.3
acre tract.
There's a gently-sloped hilltop with a ideal building site that can accommodate
a one level or multi-level home with a basement, or there's
plenty of room for a home and structures down on the Yahoola. The land and
stream itself are very picturesque and what you would expect of a fine
mountain property, with mixed hardwood and evergreen foliage, a scenic
understory, and the soothing sounds of water over rock. This
property would be excellent for either a primary residence or a
weekend getaway and is
located just outside of Dahlonega. The Yahoola offers excellent
fishing - it's located not far upstream from Lake Zwerner - and fun
for wading and playing. It's very private but
easily accessed through a protected community of upscale homes and there are no unsightly activities
evident anywhere around. Well worth your

HOMESTEAD ACRES - 5.2 Acres
Dahlonega area with tumblingwater creek
and
mature hardwood forest. Tobacco Pouch Creek, pictured above, flows through the
